Defining the Luxury Concierge Experience for Strategic Travelers

The Equity Estates Fund Services has three distinct parts: Account Management, Luxury Home Asset Management, and the Vacation Concierge team. Between them, they ensure you are supported through the life of your investment, support your vacation planning, provide pre-trip planning, on-site support, and care for the homes in the entire portfolio. 

Before you travel, your personal travel concierge team will reach out to you to assist with pre-trip planning. On-site, you’ll meet your Local Host, who is available to support you during your stay and can provide recommendations, advice, and assistance.

At the end of your trip, the concierge team will gather feedback from you, noting your preferences and experiences to inform planning and execution of your next trip.

Seamless Pre-Trip Planning and Personalized Logistics

Pre-trip planning is an essential element of the Equity Estates Fund no-hassle luxury travel experience. Your Vacation Concierge team is responsible for the full lifecycle of your stay. This starts with communication before your trip, offering ideas for can’t-miss activities, noting your personal preferences, and understanding the dynamics of your group. 

This is not a templated experience. The team works to create experiences personalized to your requirements, and every trip informs the ideas and activities to consider for the next one.

Before your plane leaves the ground for your vacation, you’ll receive a detailed itinerary from the concierge team describing all the activities and information you need for your trip. The objective is to maximize your time for relaxation and enjoyment by taking care of most of the planning details before your trip even begins. 

The Role of the Local Host: On-the-Ground Expertise

Throughout the pre-trip planning phase, your Vacation Concierge Team will communicate with your property’s Local Host. The Equity Estates Fund expert-in-residence at your property’s location, your local host is responsible for ensuring your stay is enjoyed while at the home. This includes making sure that recommendations for activities are current and accurate, and overseeing services such as grocery stocking and daily housekeeping.

During your stay, your Local Host can also provide any recommendations or insights you might require. Perhaps most importantly, your host is responsible for ensuring consistent standards are maintained throughout your stay. They’re a critical part of the team required to deliver a luxury vacation experience that meets the same high standard of comfort and operational excellence at every Equity Estates portfolio property around the world.

Eliminating the Management Burden of Traditional Ownership

Buying a vacation home is a daunting prospect for many reasons, but perhaps the two most common concerns are the expense of acquiring property of suitably high standards, and the time and expense of maintaining that property once you’ve bought it. Home ownership can be a chore, and vacation home ownership can feel like you’re committing your time off to another job in itself.

The Equity Estates shared ownership model mitigates costs. Your capital contribution to an Equity Estates Fund makes you an investor in a portfolio of 10-12 luxury homes, each valued in the $3-$7 million range. A diversified portfolio of homes also helps mitigate risk, as the fund is not reliant on real estate performance in a single market or location. 

Just as acquisition costs are divided among the fund’s investors, so too are the expenses, including maintenance, and utilities, for the properties. A professional team manages all the luxury homes in the portfolio, relieving our investors of the direct responsibility for ongoing and preventative maintenance as well as ensuring the grass is mowed and the windows are clean.  

This home asset management is most visible when you stay at a property. This team works to ensure the property is maintained to a standard that preserves asset value and delivers a luxury experience to investors and their guests. Daily housekeeping likewise maintains the condition of the property both for your use and for the benefit of your investment.

By stocking the house with up to 85 consumable items and providing daily housekeeping, as well as other requests and needs of our investors, Equity Estates Fund removes the hassles of second-home ownership. You don’t need to air out the house or run to the store for milk as soon as you arrive. An Equity Estates Fund home is ready for you to vacation like you own it from the moment you walk through the door.

Professional Performance Standards and Asset Care

The Equity Estates Fund portfolio ownership models are distinguished from traditional vacation clubs or villa rentals. A vacation home should also be an asset. With our model, you’re making a capital contribution to an investment fund, not simply buying a membership or limited access to a rental property.

Our investment funds are finite by design. Every fund has a defined liquidation date, usually about 10 years after its establishment. The priority after liquidation is the return of 100% of capital contributions to investors. Once that condition is met, 80% of any profits realized by asset appreciation are distributed to investors. The remaining share is performance compensation for the Managing Member. 

This adds another important element to the professional management of our portfolio properties: asset protection. Every Equity Estates home will ultimately be sold, ideally at a premium. Our luxury vacation homes are therefore carefully managed and maintained to ensure they remain in prime condition — including a strategic underutilization policy that maintains a 60% occupancy rate across all portfolio properties.
